Non-MLS Properties

Many times, especially with commercial rental properties, Landlords do not 'list' their spaces with brokers but prefer to post For Rent signs and wait for tenants to come knocking.  This is often a time-consuming approach.  Similary, Tenants must seek out those signs and call the number only to find the space is too big or small or not suitable for their purpose.

To better serve both parties, we have taken upon ourselves to continually seek out those signs, call the Landlords and collect pertinent information to share with prospective Tenants.  Most landlords have agreed to pay us a commission for this service however a few have not, thus we may ask prospective tenants to pay a commission if the landlord will not.  Typically this fee may range from 5%-8% of the rent for the initial term.

The list below is a summary of the information we have collected.  It should also be mentioned, that most of the smaller spaces have rent established on what is called Gross Rent (meaning taxes, isurance and utilities are all included in the basic rent amount).  The larger spaces might have what is called Triple-Net rent (meaning that in addition to the basic rent, the tenant must also pay taxes, insurance and utilities).  You might undertand why it may be benificial to seek the services of a Realtor!
